Start your search on Homie. Every home for sale on Homie is from a seller who isn’t working with a listing agent. That means that not only will you save 3% on the buyer side, they aren’t paying a listing agent either, so they are typically more able and willing to work with you on the price. They love working directly with buyers like you.
We’re adding new homes to Homie every day as more people learn about us and jump on the Homie gravy train, but we’re still new, so you might not find the home you’re looking for on Homie right now. If you can’t find the home you want on Homie, that’s okay. Just continue your search on Zillow, KSL, Trulia, UtahRealEstate.com, Realtor.com or any other website. No matter where you find your home, you can save money by making your offer through Homie.
Don’t hire an agent. This is important. As you’re out there scouring the web for that perfect home, be careful not to sign a buying agent agreement with anyone. They’ll try to get you to sign one, but you don’t need to. That’s the key to how you’re going to save an extra 3% off the price of your home. If you hire an agent, they’ll need to be paid that 3% that’s supposed to be going into your pocket. Just to be clear, for this to work, you cannot hire a real estate agent.
Tell us the address of the house to start the offer. After you find the home you want, come back to the “Buy Any Home” page, click the “Already found a home” button and enter the address of your soon-to-be new place. Once you submit the address of the new home, we’ll ask a few questions to make sure we have everything we need to prepare the offer on your new home, then we’ll walk you through each step of the process.
Submit your offer and negotiate. We’ll create an offer based on the information and offer price you provide. Then we’ll send you the offer (real estate purchase contract or REPC), which you will send to the seller (or their agent, if they have one) and if the stars are aligned, they’ll accept your initial offer. More likely, they’ll come back with a counter offer and you can work with your Homie attorney to come back to them with a counter offer of your own. As long as you go into this with a clear understanding of the true value of the home, the negotiation process shouldn’t be too stressful. Once you and the seller agree in a price, the offer document (REPC) serves as your contract with the seller.
Do the happy dance. You know you will, because you just saved big bucks and bought an amazing new home. It is a good time to celebrate, but make sure you pay attention the the important details and deadlines (for you and the seller) and get your loan paperwork finalized early so you don’t have any last minute surprises.
